our house was worth 600,000 in 2006 when we refinance it to a so called balloon plan wherein we have 2 mortgages for 3 years and we and we have a pre payment penalty and we go negative on our house value as the year ped. on september of 2009 this refinancing will be over but our loan amount will end up to be 700,000 which is so unfortunately, as today, our house's worth is less than the amount we owe. no agency wants us to refinance as obviously, we don't have equity on our house right now and 2 agencies told us that since we are not delinquent in paying and since we are in good standing at the moment and not suffering from hardship, they can not help us as they are more focused in helping those that are in foreclosure and will have to wait for our refinancing plan to be over next year before they can look at some options for us. i think it's unfair to say that to us. do those agencies want us to be broke first before helping us wherein we know already from today that we might not be able to afford the payment of our house when this balloon plan is over? we don't want to go broke and be on foreclosure before they help us. please, i need an advice on what to do before we could not afford the payment of our house anymore. i know now that it is stupid to enter into this balloon plan but did not realize it until the economy and real estate went tumbling down. is there anything i could do that would lower my payment and have a fixed rate for as long as i live? please advise. thanks

your 500.1 amp wont be pumping out 500 watts peak unless your are pumping enough amperage to it and your subwoofer is wired down to around 1ohm. the 12w7 has a rms rating of 1000w so your amp is a little on the small side. if you spent the money on a sub as good as the w7 then i would push anything less then 1000w to it. anything else and you would have waisted your money on the w7.

I played the game maybe 5-7 years ago and I remember it having flying quests with booster packs (I think). It certainly seems there is. Ever since the advent of photography there has been a rift amongst practioners of so called pure photography vs. the so called practioners of soft focus/manipulated photography. Although one would ume that the manipulator would spend more time in the darkroom(or behind the computer) you will find that zone system photographers or self described straight photographers spend equal if not more time in the darkroom. The question I am trying to get at is that isnt all photography a manipulation of reality in that the human eye and the camera are not a 1:1 basis and that straight should not equate or be umed as reality. One only needs to look at the original negatives of moonrise over hernandez and the various printed renditions of the aforementioned negative to see that there is a disparity between reality, camera reality and human imagination.

Financial Advisor Career...seeking guidence?

I'm just out of college, and currently looking strongly into a career as a Financial Advisor. Ideally I'm looking for a non-cut-throat environment where the culture is honest and focused on helping clients as much as themselves...Having said that, this is a sales career where hard work and high pay go hand in hand, and there is a lot of competition. Naturally, each company I look at is claiming to be 'the best' for starting such a career, but it seems you probably won't know the truth until you're actually working for one of them. To sum up, I was wondering what specific companies people may have had experience with...bigger names out there include Smith Barney, Morgan Stanley, etc. One company that seems to be geared more towards selling insurance rather than investing is Northwestern Mutual. My major concerns are environment (as friendly and relaxed as possible), support/training, opportunity for advancement, career-outlook, compensation, etc. Thank you for any and all advice.

Good thoughts in all these answers. There should be a penalty clause for not completing on schedule as opposed to you paying more to have it done on time. A contractor with integrity would understand that you need to get things done and get your house back. They have the option from the beginning to allow themselves leeway when they give you a proposal but once agreed upon they should meet the schedule and communicate with you on a daily basis as to progress or any slowdown that might crop up and why.

I need help writing a dress code for teachers at an elementary school. Last year, our dress code was pretty lax, but the rules that were there were not enforced, and toward the end of the year, there were parent complaints that some of the teachers were not dressing professionally enough to suit them. I used to be a Realtor until about a year ago when I had to move due to my husband being in the army so I can probably give you a little bit of advice. I actually worked with a lot of buyers that got FHA loans. The first step is to definitely have a down payment ready and take a look at your credit reports. Especially now because getting financed is not as easy as it used to be. Make sure if there are any mistakes or issues on your credit report to take care of those things right away. The only thing you are going to have to keep in mind is you will more than likely have to pay whats called private mortgage insurance or PMI. It will make your monthly payment a little bit more. I do know of someone who later just refinanced their loan and was able to get rid of it eventually, so don't let that discourage you to much. After you have your down payment go to a lender and get pre-approved to see how much house you can afford. Then find a well respected Realtor and start searching. Once you have found the right home make your offer. The sellers will more than likely counter offer or not accept your offer. (most counter offer) Once both sides have come to an agreement the whole process begins. In the state I worked for we had to have a termite inspection which I recommend. They are not that expensive and could save a lot of money in the long run. Usually my buyers asked for the sellers to pay for this. All states have different laws by the way, so that maybe something you can talk to your Realtor about. You will also be given the option to have a home inspection. This usually costs a bit, but for some it is worth the peace of mind. The company you go with for your loan will have an appraiser go out and appraise the house, because they will only lend you what the house is worth. Make sure you shop around a bit for homeowners insurance. This is something you will have to have before closing. You will have to pay for a year of it up front. For future reference you can have your taxes and homeowners insurance escrowed into your monthly payment. This usually makes is easier than paying it lump sum sometime during the year. As far as finding out what the seller owes on the home, is probably easier said than done.I personally used to look on our local esors website, put in the address or the last name of the sellers, and could sometimes find out what they bought it for. You can more than likely just go to the court house and look it up as this is usually public knowledge if you can't find it online. The only thing is that amount does not necessarily mean that's what they owe. There are other things that come up sometimes through the process but make sure you get a good, professional Realtor and lender and they can usually get you through these things. Good luck and I hope this was helpful. Sorry so long, but it's a long process.

There has been this really creepy guy hanging out in my neighborhood for almost a week now. He just appeared out of nowhere. He seems to be homeless, but that is not the problem. There are other homeless people that hang out by the train tracks across the street that never bother us. The first time we saw him, he was about two hundred yards away just hooting and hollering to himself, and he was sitting dangerously close to the tracks when a train came by. The other day my husband heard him in the distance singing about killing people! He made no direct threats and was still a fair distance from our house, but he was saying some very disturbing things. Everybody says we should call the cops, but we're not sure if there is anything they will actually be able to do about it. Has he actually broken any laws? The jails in our area are pretty crowded, and the don't have the room to lock people up for minor offenses. What if it just makes this crazy guy angry that we called the cops? Diabetics and the pump?

I have a insulin pump and medicare has paid for the supplies for the last five years now they are coming back and saying I didn't qualify and will have to pay for them. I have had the pump for about 10 years and my insurance paid for it. There is a blood test to see if you are producing insulin but I need to know name and if you need to remove the pump before taking it. My mother adopted a child and she won't leave me alone, what can I do?

I'm 16, and was an only child...but then my mother adopted a little girl from the Ukraine, well she's 14 but she's small/thin for her age and has Cerebral Palsy so can't walk. To be honest, Ive had too many experiences to count. But Ive always been able to see things that others cant. I wasn't a weird child or anything, I thought everyone could see things that were not really there. It wasn't until I was about 8 years old when I realized that not everyone could see these things. So, that made things complicated for me growing up. To this day I have to sleep with a t.v on in my room or a night light, Im not bothered by anything that I see, but when you are trying to sleep it gets a little annoying. Recently, something or someone has decided to mess with my feet while Im sleeping, my daughter and I both experience this. I always sleep with my feet outside the covers and for about a month or so now, Ive been awaken to either my feet being tickled or shaken. Weird.... My daughter was sleeping with me the other night, and she experienced the same thing. Poor baby, it scared the mess out of her... I had to ure her that everything was ok. But it sounds like you have spirits in your house. If they are bothersome, you can tell them that they are dead and go to God. Miniature doberman pinscher help!?

HELP! My neighbors just gave me miniature doberman pinscher out of no where and took off. The dog appears to be about a year old. I was happy because i live alone and i thought that a dog would be a great companion. (this is not my 1st time having a dog) Well ive had the dog for over 4-5months now and he is not housebroken. The dog is very scared of me and everyone. If You walk or make any sudden move or noise the dog will run. it is almost impossible to pet it. This makes me believe that the dog was abused. After parking car it wont start. I have to turn headlights on then everyting goes on I start my car and the?

needles are all the way to the left & they're ticking and shaking like they want to move upwards but cant & then after a moment they go back up to their normal places. This afternoon everything went like that exept the fule gage this is the first time it stood at E and the computer said LOW FUEL even though I know I had more than half a tank in my car.As I started driving the gas needle went up slowly but is still not where it was before this happened. I had the scariest dream that the devil told me i was going to die?

It is okay just calm down. I had a similar experience with my 5 lb Yorkie but she ate 4 gs. Raisens do not have as powerful of affect as gs do because they have been dried out of the liquid. And since your dog threw up then that means that whatever toxins were upsetting her tummy were forced to come up. Just have her rest and watch over her to make sure she does not get anymore, but don't worry she will NOT die(: She may just feel a litttle sick but she will eventually feel better. I am breaking the lease at my appartment to buy a house and the manager told me that I forfeit my deposit plus two additional months of rent. I'm fine with this because this is listed in my lease contract. However she also told me that I would be charged for any work, such as repainting, that needs to be done on the appartment. This is contrary to what is in the aggrement, and I was looking for ways to contest it when I noticed that my contract was never signed by the lessor. Could I use that as grounds for breaking my lease and not paying additional fees over and above my deposit and extra rent?
